About
A broker who reads the financials herself
The New York Business Broker is the practice of Chevy Karp of HedgeStone Business Advisors.
Most of what determines whether a business sells happens long before a buyer shows up. It happens in the recast — deciding which expenses are really the owner’s and which ones a new owner will inherit. It happens in how the lease is written, whether the license transfers, and whether the books can survive a lender’s underwriting.
That work doesn’t get delegated here. Every engagement starts with the tax returns and the P&Ls, and the seller’s discretionary earnings figure that goes into the listing is one we can defend line by line when a buyer’s accountant pushes back — because they always do.
How we work
- Sell-side representation for owner-operated and lower middle market businesses, from roughly $250,000 to well into eight figures of value.
- Buy-side search for individuals, family offices and strategic acquirers with defined criteria and real capital.
- Valuation and pre-sale preparation for owners who are one to three years out and want to fix the discountable items first.
- Transaction support alongside your attorney and accountant — letters of intent, asset purchase agreements, bulk sale compliance, lease assignment and closing coordination.
The market we know
Rockland County is home. That means genuine familiarity with the businesses of Monsey, Spring Valley, New City and Suffern, the community networks they run on, and the buyers who take them seriously. From there the work extends across the Hudson Valley, Brooklyn and Queens, Long Island, northern New Jersey and Connecticut — with selected engagements in Florida, Missouri and Virginia where the industry fits.
What you can expect
- A written opinion of value before you commit to anything, at no cost.
- No fee of any kind until the business closes.
- Blind marketing, NDAs, and buyer financial screening as standard practice, not as an upgrade.
- An honest answer about price, including when the honest answer is that you should wait a year.
